What Balham landlords need to know in 2026
You probably need a selective licence
Since 1 July 2025 Wandsworth Council has required a selective licence for privately rented homes across almost the whole borough, including all three Balham wards. The fee is £1,025 per property and a licence lasts five years. Letting without one is a criminal offence and can bring a rent repayment order of up to two years' rent.
Sharers need a licence too
A borough-wide additional licensing scheme, also from 1 July 2025, covers houses in multiple occupation let to three or four sharers. That licence costs £1,507.
The national register reaches London in 2027
Registration on the private rented sector database opens for London on 15 July 2027, and every property must be on it by 14 October 2027.
