Send us the certificates you hold for one property. Within two working days you get a written check back: what is valid, what has expired, what is missing entirely, and what lapses in the next twelve months. No charge, no obligation, and we will not chase you.
Why we do this for nothing
Most self-managing landlords we check have at least one thing wrong, usually an EICR that expired quietly or a licence nobody mentioned when the scheme changed. We would rather you heard it from us on a Tuesday than from a tenant's solicitor after you have tried to serve a notice. If you want us to keep track of it afterwards, Compliance Cover is £20 + VAT a month. If you do not, you still keep the check.
What we look at
Gas safety certificate: the date, the engineer's Gas Safe registration, and whether it was served on the tenant. Electrical installation condition report: the date, and any C1, C2 or FI codes left outstanding. Energy performance certificate: the rating and expiry, and whether it meets the minimum standard to let. Smoke and carbon monoxide alarms: what you have recorded. Deposit protection: the scheme, the date registered, and whether prescribed information was served. Licensing: whether the property sits in a selective, additional or mandatory HMO designation. Right to rent: whether checks were done and recorded. The private rented sector database: what you will need to register and when your deadline falls.
What you get back
A written summary for that property, setting out what is valid and when it expires, what expires within the next twelve months, what has already expired and what that exposes you to, and what is missing altogether and what it costs to put right. Where something needs doing we will quote for it, and you are under no obligation to use us.
What this is not
This is a check of the documents you send us. It is not a property inspection and we do not visit. We can only comment on what you give us, so anything you do not send is not checked. It does not transfer your legal responsibility as landlord, which stays with you, and it is not legal advice. It covers one property per landlord.
We use what you send only to carry out the check and to reply to you. We will not add you to a mailing list, we will not pass it to anyone else, and if you ask us to delete it we will.
