WE WILL HANDLE YOUR LICENCE APPLICATION

Selective and HMO licences in Wandsworth and Lambeth

If your property needs a licence, the application is the tedious part. The right forms, the right documents, the right declarations, all in the right order. We do all of it for a flat fee. You pay the council directly.

WHAT IT COSTS
Selective licence application, £300 plus VAT, which is £360 including VAT
HMO licence application, additional or mandatory, £400 plus VAT, which is £480 including VAT
Floor plan drawing where one is needed, £95 plus VAT

The council charge is separate and goes straight to the council, not to us. Wandsworth currently charges £885 for a selective licence and £1,507 for an additional HMO licence. Lambeth currently charges £1,025 for a selective licence and £550 per habitable room for an HMO licence.

TWO DEADLINES THAT MATTER

Wandsworth early bird ends on 1 October 2026. If your property is in East Putney, Northcote or West Putney, applying before that date takes 30 per cent off the first part of the council fee. After 1 October it is gone.

Lambeth additional HMO licensing expires on 8 December 2026. The borough wide scheme was designated on 9 December 2021 for five years. If you hold a licence under it, speak to us now rather than in December.

WHAT GETTING THIS WRONG COSTS

Letting a property that needs a licence without one carries a civil penalty of up to 7,000 pounds for a first breach and up to 40,000 pounds for a repeat or continuing breach. A tenant or the council can apply for a rent repayment order of up to two years rent. Prosecution carries an unlimited fine. The 40,000 pound maximum and the two year rent repayment order both came into force on 1 May 2026 under the Renters Rights Act. A licence attaches to the property, so buying a let property does not reset it.

READY TO START

Send us the property address and we will tell you which licence it needs, what the council will charge, and what we need from you.

WHAT WE DO NOT DO

We do not pay the council charge. That one is yours, it goes direct to the council, and most councils do not refund it if an application is refused or withdrawn.
We do not carry out works needed to meet licence conditions, although we can quote for them separately.
We do not represent you at the First-tier Tribunal.

The licence is granted to you as landlord and you sign the declaration. We prepare and submit everything, and we check it with you before it goes in.
