What Streatham landlords need to know in 2026

Every Streatham ward needs a selective licence

Lambeth has required a selective licence in Streatham Common and Vale, Streatham Hill East and Streatham St Leonard's since 2 September 2024, and in Streatham Hill West and Thornton and Streatham Wells since 1 September 2025. The fee rose to £1,025 per property on 1 April 2026 and a licence lasts five years.

Sharers are licensed separately

Lambeth's additional licensing scheme covers houses shared by three or four unrelated people, charged at £550 per habitable room. Five or more sharers needs a mandatory HMO licence instead, charged on the same scale.

Letting without a licence is a criminal offence

It can bring an unlimited fine on prosecution, a civil penalty of up to £40,000, and a rent repayment order of up to two years' rent, and it makes a Section 8 possession claim considerably harder. The licence sits with the property, so buying a let property does not reset it.

The national database arrives next year

Registration on the private rented sector database opens for London on 15 July 2027, and every property must be on it by 14 October 2027. It costs £65 per property per year, and without a valid registration most Section 8 grounds are closed off to you.

We hold every licence expiry and compliance date for the properties we manage, and we tell you sixty days before anything lapses. Our management fees are 10% fully managed, 8% rent collection and 7% let only, all plus VAT and charged on the rent we actually collect.
