Gas safety certificates for landlords in South West London
We arrange the check, chase the access and send you the record. £85 + VAT per property, that is £102 including VAT.
Do you legally need one?
Yes, if the property has any gas appliance, flue or pipework. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires a landlord to have every gas appliance and flue checked for safety every twelve months by a Gas Safe registered engineer. The document you receive is the Landlord Gas Safety Record, still widely called a CP12.
Giving the tenant a copy
You must give existing tenants a copy of the record within 28 days of the check, and give new tenants a copy before they move in. You must keep the records for at least two years.
What happens if you do not
Gas safety is enforced by the Health and Safety Executive as a criminal matter, not by the council as a civil penalty. The HSE's own wording is that non-compliance could result in a substantial fine and a custodial sentence. There is no capped maximum. This is the one certificate where the consequence of skipping it is measured in prosecutions rather than fixed penalties.
A safety check is not a service
The annual check confirms the appliance is safe. It does not clean or service the boiler, and it does not satisfy a manufacturer's warranty. We arrange boiler servicing separately at £90 + VAT.
How we handle it
We are a letting agent, not a Gas Safe registered business. We instruct a Gas Safe registered engineer, arrange access with the tenant, check the record when it comes back and file it against your property record. The engineer holds the registration and the record is issued in their name, not ours. £85 + VAT per property, or £90 + VAT for a boiler service.
The certificate you order is rarely the only one due
