Every sharer property in the borough needs a licence
Wandsworth's additional licensing scheme has applied borough-wide since 1 July 2025 and covers houses in multiple occupation let to three or four sharers. The licence costs £1,507 and runs to 30 June 2030. Five or more sharers needs a mandatory HMO licence instead.
Selective licensing covers four wards already
Since 1 July 2025 a selective licence has been required for most privately rented homes in South Balham, Tooting Bec, Tooting Broadway and Furzedown. It costs £885 and lasts five years.
Three more wards joined in April 2026
East Putney, Northcote and West Putney came into a second selective licensing designation on 1 April 2026, running to 31 March 2031. An early bird discount of 30% off the first part of the fee, worth £159, applies to applications made before 1 October 2026.
Letting without a licence is a criminal offence
It can bring an unlimited fine on prosecution, a civil penalty of up to £40,000, and a rent repayment order of up to two years' rent, and it makes a Section 8 possession claim considerably harder.
