Changing agent is easier than staying put
Most landlords who are unhappy with their agent stay put because they assume moving is a fuss. It is one letter. We do the rest.
What it actually takes
Four steps, and only one of them is yours.
1. Check your notice period
Look at your current terms of business. Most agents ask for one or two months' written notice. Tell us what yours says and we will tell you the earliest date we can start.
2. Send one letter
We give you the wording. You send it to your agent and copy us in. That is the only thing you have to do.
3. We collect the file
We ask your agent for the tenancy agreement, the deposit certificate and prescribed information, the compliance certificates, the inventory and the statement position. We chase them, not you.
4. We take over
We introduce ourselves to your tenant, check what is missing, and tell you in writing where the property actually stands.
What it costs to move to us
There is no charge for switching to us. Our management fees are 10% for fully managed, 8% for rent collection and 7% for let only, all plus VAT and all charged on the rent we actually collect. Every other fee we charge is published in full on our fees page, and we do not charge anything that is not on it.
Before you give notice, check your current terms of business. Some agents charge a continuing fee if the tenant they introduced stays on after you leave. That is a matter between you and them, and it is worth knowing the number before you decide.
