What Earlsfield landlords need to know in 2026
Earlsfield sits outside the selective licensing wards, for now
Wandsworth's selective licensing schemes cover South Balham, Tooting Bec, Tooting Broadway and Furzedown from July 2025, and East Putney, Northcote and West Putney from April 2026. Earlsfield is not currently in either designation, so a single family let here does not need a selective licence today. Designations get extended, so this is worth rechecking rather than assuming.
Sharers still need a licence
The borough-wide additional licensing scheme has applied since 1 July 2025 and covers houses in multiple occupation let to three or four sharers, anywhere in Wandsworth including Earlsfield. That licence costs £1,507. A property let to five or more sharers needs a mandatory HMO licence instead.
The national register reaches London in 2027
Registration on the private rented sector database opens for London on 15 July 2027, and every property must be on it by 14 October 2027, whether or not it needs a council licence.
