What Clapham landlords need to know in 2026

Lambeth now licenses almost every rented home

Since 1 September 2025 Lambeth Council has required a selective licence for privately rented homes across almost the whole borough, including all four Clapham wards. The fee rose to £1,025 per property on 1 April 2026 and a licence lasts five years. Letting without one is a criminal offence and can bring a rent repayment order of up to two years' rent.

Sharers are licensed separately

Lambeth's additional licensing scheme covers houses shared by three or four unrelated people, charged at £550 per habitable room. Five or more sharers needs a mandatory HMO licence instead, charged on the same scale.

Clapham Junction is in Wandsworth, not Lambeth

The borough boundary runs through Clapham. Properties north and west of it fall under Wandsworth, which has its own separate schemes and its own fees. We check which borough a property is actually in before anything is applied for.

We hold every licence expiry and compliance date for the properties we manage, and we tell you sixty days before anything lapses. Our management fees are 10% fully managed, 8% rent collection and 7% let only, all plus VAT and charged on the rent we actually collect.
