Three things, done properly
Compliance Cover is deliberately narrow. It does not manage your property and it does not touch your tenants. It stops dates slipping.
If you decide you want any of that too, we do it, but as our full management service on separate terms.
We track
Every gas safety certificate, EICR, EPC, licence, alarm check and deposit registration on your property sits in one register. It checks itself every week.
We warn
Sixty days before anything expires you get an email telling you what it is, when it lapses, and what it costs to renew. Plus a statement on the first of every month whether or not anything is due.
We arrange
Say yes and we book the contractor, sort access with your tenant, and file the new certificate against your property. You do not chase anybody.

What it costs
£20 + VAT per property per month, or £200 + VAT paid annually. For a landlord who cannot reclaim VAT that is £24.00 a month. Twelve-month minimum term, then thirty days' notice. No set-up fee on the subscription.
Certificates and works are charged separately when you need them, at our published rates less a 10% subscriber discount. We quote before anything is booked and nothing is instructed until you have approved it.
Statutory fees payable to government, including the £65 annual registration fee for the private rented sector database, are passed straight through with no mark-up.

We start by telling you where you actually stand
When you join, send us what certificates you have. Within a few days you get a written compliance health check: what is valid, what has expired, what is missing entirely, and what lapses in the next twelve months.
Most self-managing landlords have at least one problem they did not know about. Better to find it now than when you need to serve a notice.
If it turns out everything is in perfect order, we will tell you that too, and you can decide whether you still want us.
Do you deal with my tenants?
Only to arrange access for a contractor you have instructed. Everything else stays with you.
What if I already have an agent?
Then you probably do not need this. Compliance Cover is for landlords managing their own property.
Am I still legally responsible?
Compliance Cover is a monitoring and arranging service. Landlords remain legally responsible for compliance with all statutory obligations at their property. Read the full terms.
Can I cancel?
After the first twelve months, on thirty days' notice. We will send you a final statement of every date we hold so nothing is lost.
How many properties can I add?
As many as you like, at the same price each. Tell us how many and we will set them all up together.
