Do you legally need one?
Yes. You cannot market or let a property in England without a valid Energy Performance Certificate, and since April 2020 you cannot let or continue to let a property rated below band E. An EPC lasts ten years from the date it is lodged.
What happens if it fails
If the property comes back below E you cannot let it until you either improve it or register an exemption. You are required to spend up to £3,500 including VAT on the recommended measures, and if it still falls short after that you register an exemption on the PRS Exemptions Register. Councils can impose penalties of up to £5,000 in total per property.
What is coming in 2030
The government has confirmed that privately rented homes will need to reach EPC C by 1 October 2030, measured against new energy performance metrics, with a cost cap of £10,000 per property. This is not yet law and the regulations are expected in 2027. A property that reaches C on the current rating before October 2029 stays compliant until its certificate expires.

We instruct an accredited domestic energy assessor, arrange access with the tenant, check the certificate when it comes back and file it against your property record. The assessor is independently accredited and the certificate is issued in their name, not ours. £109 + VAT per property.
