EICR electrical safety reports for landlords in South West London
We arrange the inspection, chase the access and send you the report. £199 + VAT per property, that is £238.80 including VAT.
Do you legally need one?
Yes. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require the electrical installation in every privately rented home to be inspected and tested by a qualified person at least every five years. The document you receive is an Electrical Installation Condition Report, an EICR.
Giving the tenant a copy
You must give existing tenants a copy of the report within 28 days of the inspection, give new tenants a copy before they occupy the property, and supply a copy to the council within 7 days if they ask for one.
If the report is unsatisfactory
Where the report identifies remedial or further investigative work, you have 28 days to complete it, or less if the report specifies a shorter period. You then need written confirmation from the electrician that the work has been done, and that confirmation goes to the tenant and to the council.
What happens if you do not
This is the expensive one. A council can impose a financial penalty of up to £40,000 for breaching these regulations. That ceiling was raised in 2026, so older guidance quoting £30,000 is out of date.
How we handle it
We are a letting agent, not an electrical contractor. We instruct a qualified electrician, arrange access with the tenant, read the report when it comes back and tell you plainly whether it passed. If it did not, we get you a fixed quote for the remedial work and keep you inside the 28 day window. The electrician holds the qualification and the report is issued in their name, not ours.
The certificate you order is rarely the only one due
